Today's trend: a substitute for a house outside the city - modern comfortable apartment in the vicinity of the park close to the city center 

A three-storey house, professionally designed for a tasteful person who is looking for maximum comfort and safety, there are only seven luxurious 120-230 m2 apartments.

The house was built in Antakalnis, next to the Sapiegu Palace, in the shade of a century old pine trees. The building was designed by architects Kęstutis Pempė and Emilis Petkevičius (Vilnius Architectural Studio). Two of the basement floor apartments have small plots of land, others have balconies and terraces. "It's one the most luxurious projects in the city of Vilnius, and the only one in Antakalnis exclusive, ”says Paulius Gebrauskas, Director General of Baltic Sotheby’s International Realty.

The future resident of Rūta 21 is the person who is looking for an alternative to the house because the apartments are equivalent to a home by size, functionality and budget. The buyer will not need to take care of the plot, he or she will often be able to leave the house unattended. The city center is very close to the, so the children will be able to come home on their own, comments the project sales manager Kristina Marčiulevičienė, consultant at Baltic Sotheby’s International Realty.

This is the first project in Vilnius where apartments are not sold not just in blueprints, but already built, with the public spaces and the environment setup and ready. It makes the work of sales brokers much easier, points out P. Gebrauskas.


The harmony of contemporary architecture and centuries-old pine shade  

Exquisite finishing materials and precise work quality give the building an emphasized impression of representativeness, large windows ensure that the premises will get plenty of natural light. External walls - with ventilated facade system. The decoration of the house is made of ceramic bricks and wood boards with air gap. Walls insulated with mineral wool slabs. Special windproof hard mineral wool slabs for wind insulation were delivered to Lithuania especially for this project.

The apartments are fitted with aluminum cladded pine wood windows with triple glazed glass and a warm plastic frame. Their thermal conductivity is not higher than U= 1.0 W / m2k. Based on individual glass glass breakdown solutions fitted glass meets safety class 2 (b) 2.

House support structures - walls, columns, beams, overhangs – from monolithic reinforced concrete. The thermal resistance of a flat house roof matches requirements for Class A buildings.

The building is designed on the slopes of the park, with descending terraces, overlooking the surrounding pine forest. This way a unique impression of privacy is created in every apartment. Apartment terraces are installed as an in-house flat roof with wood tile / segments, mounted stainless steel railings with tinted glass zones.

Ground floors are equipped with direct access to the individual recreation areas in the courtyard separated by greenery.

Plants for landscaping were selected locally from Kaunas Forestry Office. By the way, the area's landscaping is exceptional because of its automatic watering system. The block of flats is surrounded by a pavement, which is supported by granite curbs. The building has a spacious parking lot for guest cars.


The work was aggravated not only by difficult access to the building site

Building Construction Managers and Maintenance Managers JSC "Keista" and its leader Gintautas Kazlauskas assure, that after seeing the project blueprints they were pleasantly surprised by the innovative solutions and selected quality materials.  The manager of the company that provides management services for all construction areas and building various complex structures, states that according to them this was a comparatively small project for their company: "This time we agreed to participate, because the building turned out to be very beautiful, technically complex. We were asked to analyze the project, calculate how much the construction would cost. We provided an initial assessment of project solutions. We thought, if the customer would agree to simplify everything, make some solutions cheaper, but he said "no" to all simplifications. Motivation - a desire to build an exclusive object. This was especially interesting for our company specialists. ”

According to G. Kazlauskas, the situation was aggravated by the fact that it was difficult to get to the construction site when a narrow crane and materials had to be brought in the narrow Ruta street. Secondly,  the neighbors. "The street is surrounded by a cozy forest," says Kazlauskas, "so it is strange that, when seeing heavy construction machinery on the street, the residents were afraid that there would be a multi-storey high-rise. The client, Promo Vision, has been working hard to communicate with the community. At their expense, they laid new asphalt across the street and paved the pavement. ” 

According to the project's construction manager, it was also necessary to protect every tree, after all, the park area, the construction was complicated by a slope, a complex monolith constructive. "The company has had a great deal of experience with the project, the challenge was complicated, but the result is a good customer’s rating, so we will continue to work together," says the head of the company. JSC "Keista" is engaged in investment project management and technical supervision of building construction, technical condition assessment, design, project coordination, management, spatial planning management, building project and expertise management and coordination, engineering systems optimization, unfinished construction management, safety at work oordination, providing building energy certification and consulting services.


Underground parking and storerooms

In the basement - spacious storerooms, bicycle storage room, lockers. There are 18 parking places for cars and motorcycles, electric car charging station. Each apartment has two parking spaces, and the top and largest apartments have up to six places. Parking flooring - molding epoxy. Car spaces are marked with red epoxy coating. The columns are protected with rubber corners. A spherical mirror mounted at the entrance to the entrance ramp ensures safe and smooth movement to / from underground parking.


Latest technological solutions

For the safety of the occupants - a modern security system which recognizes the owner was installed. Entrance doors to the building and apartments, as well as mailboxes, are opened using a common fingerprint-scanning system installed in Siedle's stainless steel outdoor doorphone with integrated mailboxes. The exclusive distribution of the product in Lithuania has been granted to JUNG Vilnius, which has also supplied the internal doorphone equipment of the Siedle doorphone shields and equipment in the apartments. Apartments are equipped with high-quality JUNG A creation design switches. The house also features an Austrian manufacturer of Ekey scanners and keyboards entrance system. Each apartment's door has an individual one-finger scanner input system that will be managed by the resident on Android or iOS apps. The system controller is selected only to control the door lock or damper of the concrete apartment. It is a unique comfort with the highest level of protection. Each apartment is equipped with an JUNG internal sound station connected to a common system (doorphone). There is a possibility to open the door with a separate programmable card. The entrance to the building opens automatically as a result of the installation of a door closure system by a German manufacturer.

High Definition Video Surveillance IP Cameras have been installed to protect the perimeter of the house and underground parking. They are connected to internet that can be accessed from personal computers, smartphones or tablets.

Opening the door of the building gives access to a spacious, naturally lit lobby, with unconventional room height. The Schindler lift in the apartment building uses electricity-saving technology. Its finish is stainless steel. The residents will certainly enjoy the pleasant atmosphere of the elevator, the illumination that fits perfectly with the interior of the building and, of course, the quiet operation. The facility rises from the underground parking lot. Stairs and pitches are decorated with granite slabs, decorated with luxurious ornamental plants. 

 

 The centralized ventilation system meets the highest efficiency and management standards

Building Engineering Systems Contractor JSC “Dizaja”, newly built in Rutu Street Apartments, has selected and installed JSC “Komfovent” centralized ventilation equipment with a high efficiency recuperator that meets the highest efficiency and management standards. The Modbus and BACnet protocols built into Komfovent Verso Standard ventilation unit allow integration of devices into any building management system (BMS).

The innovative Variable Air Volume (VAV) function and shut-off valves respond to indoor air quality. The valves ensure that each apartment can be individually regulated.

Also, each apartment in this property has an individual CO2 sensor. In living quarters, the air volume is adjusted according to the sensor readings using variable air flow valves. If the air is clear, ventilation is reduced or deactivated, saving energy.

Due to the design requirements, the air handling unit used a higher efficiency than a conventional rotary heat exchanger with a water heater cooler. To make the recuperation system work as quietly as possible, powerful STS-type noise suppressors were offered. In order not to loosen the natural sounds of nature, silencers are mounted on all sides, ie. y. the noise of the recuperator does not penetrate not only inside but also outwards.

All apartments are equipped with space-saving Komfovent Flex plastic duct system, the ducts are double-layered with smooth inner surfaces, covered with antistatic and antibacterial coating.


Microclimate support and sanitation system installation tasks: new, innovative, intelligent

The new, innovative, intelligent - those three tasks were raised to JSC “Dizaja” designing and installing the building’s microclimate support and sanitary systems. The company has implemented the stated objective of installing engineering systems that would minimize household concerns regarding heating and cooling of premises, ventilation, water supply and wastewater.

The uniqueness of the house is that it is supplied with heat not from centralized urban heating networks, as is usual in metropolitan areas, but from geothermal energy in the depths of the earth. The building has 10 vertical geothermal wells (probes) under the car parking, with depths of 110 meters. At this depth, a constant temperature of + 5–10 ° C remains throughout the year. In winter, this energy is used to heat the building and in the summer to cool. During the winter period, the main work in the production of heat is carried out by two heat pumps from the German company Viessmann, converting the energy that lies in the ground in the heat needed to heat the building. In summer, when the apartments want fresh and cool air, the refrigerant supplied from geothermal wells cools the premises. This passive cooling method is particularly effective because the usual cooling system compressors are not used. 

The building is equipped with a 60 kW Vitocal 300-G heat pump, and its power is divided into 50/50 in two stages. This allows the heat pump to make optimum use of power at both peak and medium power requirements. At each start-up, the controller starts the least used compressor to ensure even wear and tear. The heat pump also supplies the building with hot water, which is stored in a 1500 l hot water tank. The choice of a heat pump manufacturer was based not only on the highest efficiency criterion, but also on ease of use and reliability. For 18 years, the German company Viessmann has a factory rep office in Lithuania.

The floor heating system in all apartments and staircases provides the residents with much more comfort than conventional radiators, and does not occupy additional space in the apartments. Cold water cooled in the depths of the earth, circulating through the floor system during the summer, cools indoor air. Using the same pipelines and equipment in the heating and cooling system, Dizaja not only provided the building with cheap energy, but also saved the cost of installing the system. The system uses high quality floor heating pipes, collectors, automation from Danish company Danfoss. The use of a single system of one manufacturer's equipment provided an additional extended manufacturer's warranty for the entire floor heating system.

Danfoss Link, an energy management automation, is not a complete innovation; However, Rutu 21 is the first project to install Danfoss Link in a multi-apartment system so that every user can control heating, cooling and air supply. Controlled by one console or smart phone from anywhere in the world. Managing systems on your smartphone is easy. On the phone screen, the room temperature and the current heating or cooling mode can be set, and the ventilation status of the room is can be monitored. Danfoss Link system continuously accumulates temperature data and adapts to the characteristics of the heating system within a few days from the start of the heating season. Calculates the amount of time before the set mode to increase the temperature and when can be reduced. When weather conditions change, the system automatically adjusts to meet your exact needs.

The premises of the building are forced ventilated. The high-efficiency recuperation ventilation unit installed in the building's technical premises provides fresh and fresh air to all apartment blocks. When designing the building of JSC Dizaja together with the client, it was decided to provide one common ventilation system for all apartments, thus eliminating the future residents from operational concerns for the maintenance of ventilation equipment. 

It also saves space on the premises and reduces system noise. To optimize the distribution of airflow in the flats, Dizaja has installed variable air flow control valves that always provide the required air volume for each apartment. Residents through the same microclimate management system, Danfoss Link, can change the intensity of their apartment ventilation. 

The uniqueness of the building's plumbing and wastewater systems is high quality materials. The wastewater is discharged through the next generation thick-walled steel pipes. They are extremely long lasting and exhibit good sound-absorbing properties. The water is supplied to the apartments only by stainless steel pipelines, which do not emit any harmful substances into the water consumed by the population and are practically eternal.

 

Comfort in all apartments

According to Mr. Gebrauskas, General Manager of Real Estate Agency Baltic Sotheby’s International Realty, luxury apartments started selling a month ago. The smallest apartment - 119 m2, the largest - 230 m2, called penthouse and located on the fourth floor. All seven apartments have partial or full decoration. One of them already has hosts, the second is reserved. The finished apartment is fully decorated, only the soft furniture and home appliances are missing. It boasts an incredibly innovative kitchen by Valcucine, IDN Home Italian Design House. "Door facades of this model are made of natural wood veneer, upper cabinet doors - of frosted glass, table top made of natural granite," Gytė Ragauskienė, director of IDN Home, told reporters on the open day. – Behind the lifting doors: glass shelves, metal boxes for spices, convenient openings for dishes, cutting boards or other items, here are also convenient hooks for attaching accessories, movable power sockets, hidden water tap and ventilation hood. Lighting automatically turns on when the system door is opened.

One of the most important details of the interior is the doors, which in Rūtų street apartments not only delight the eye with its excellent appearance, but also guarantee comfort and safety, noise protection. For the building, entrance doors and wall decoration were produced by JSC “Stradivarija”. “Almost in every of our clients’ facility has places, nodes that need to be solved individually. In this case, I would attach a wall decoration to oak veneered panels. Part of the shields had to have an opening function to ensure convenient access to the building's engineering networks, which were installed in the walls behind the shields. The object was not frightening by either the complexity or the scope of the project, ”says Gintaras Tamelis, Head of the Company.

All doors are equipped with 3 pcs. of hidden hinges by SFS company. They withstand a load of 160 kg with a sash weight of 70 kg, which means that the hinges are equipped with a high load reserve. This guarantees a long service life. All product surfaces are decorated with oak shavings. Acoustic and fire resistant doors meet the requirements of EI30 conditions, air sound insulation - 42 dB. “We try to ensure that implementation of every order is as high-quality as possible, no matter what luxury or size is the object. We have been cooperating with the developer of this project for 20 years. We hope that this object has further strengthened the developer's confidence in our company, the interviewer hopes. The apartments at Rutu 21 are distinguished by special spaces, natural high-quality materials, the latest technology, an exclusive location, great views and forest-like tranquility - quality life begins at home that inspires you.


The top priority of the project is the highest quality

The construction company JSC “Genstata” made a significant contribution to the construction works at Rutu 21. Companies that have a qualified team: certified and long-term construction supervisors and masters, experts in their field, specializing in complex construction, renovation, environmental management, construction organization and maintenance. Vaidotas Bauža, Director of JSC “Genstata”, is especially proud that the specialists of their company were entrusted to carry out most of the construction works in the object “Rutu 21”, as well as the facade insulation and finishing works. According to him, insulation of the facade is of special importance for the implementation of the requirements for the energy efficiency class of the A + class, and the high quality of the facade finishing materials and the works performed is of particular importance for the architectural completeness of the exclusive building, the long-lasting aesthetic appearance of the building and the durability of the structure. V. Bauža does not hide that he was very pleased to work on this object, because only high-end materials were used for the works, not looking for cheaper analogues and not trying to save on work or selection of materials. A very high level of cooperation culture has been maintained. “The customer's principality is to implement the architectural and constructive design of an innovative building while maintaining an exceptionally high level of quality is truly commendable, because in today's construction it is a rare phenomenon ”, V. Bauža fears. Only the fact that not all construction materials needed for the object were available in Lithuania complicated the course of work at the object, therefore UAB "Genstata" also organized the supply of materials from foreign producers, such as facade boards and wooden shelves for terraces of exotic wood of garapa, Belgium produced clinker bricks, windproof hard mineral wool slabs and other façade insulation materials, and clinker brick cladding brackets made of stainless metal had to be manufactured individually due to innovative architectural design solutions.
